Flatwise for tenancy advisers
For students’ associations, community law centres, tenant groups, and anyone who helps people rent in New Zealand.
You already help people check tenancy agreements. Flatwise does a quick first read and picks out the clauses worth talking about, so your time with a client goes on what matters.
What it does
Paste an agreement, upload a PDF or Word file, or photograph the pages. In about a minute, Flatwise lists the clauses that are unusual, one-sided or worth a question. For each one it gives:
- the exact wording from the agreement;
- what it means, in plain English;
- why it’s worth asking about;
- a question to put to the landlord or property manager.
What it doesn’t do
Flatwise isn’t legal advice, and it doesn’t pretend to be. It never says a clause is illegal or unenforceable. It says “unusual” or “worth asking about”. Every review points people to Tenancy Services and to people like you. It’s a first read, not a replacement for you.
Why you can trust what it shows
- Quotes are checked. Every quoted clause is matched against the agreement itself. If the wording can’t be found, the quote isn’t shown, and the reader is told to check the clause directly.
- “Nothing stood out” gets a second look. If a tenancy agreement comes back with nothing flagged, Flatwise reviews it again before answering.
- It won’t review half a document. An agreement that’s too long is turned away with a message. Flatwise doesn’t quietly review part of it.
- Law is cited with care. Flatwise is told to name a section of the Residential Tenancies Act only when sure, and every citation says to check the current wording on tenancy.govt.nz.
Privacy
Your clients’ agreements are confidential, and Flatwise treats them that way.
- The agreement is sent securely to our AI provider, Anthropic, to produce the review, and that’s all it’s used for. Anthropic doesn’t train its AI models on it, and keeps it only for a limited time under its own terms.
- Flatwise doesn’t store the agreement or the review. Both are discarded once the review is shown, and nothing from the document is logged.
- We keep only what’s needed to run an account: an email address, how many reviews are left, and whether there’s a subscription.
- Agreements usually include the landlord’s details. The review doesn’t need them, so you’re welcome to remove them first.
