The Tenant waives any rights under the Residential Tenancies Act 1986 to the fullest extent permitted by law.
What it means
It says you give up your rights under the main law that protects tenants, as far as the law allows.
Why it’s worth asking about
The Residential Tenancies Act sets out tenants’ rights, and a clause that tries to set them aside is very unusual. It’s worth knowing what the landlord means by it before you sign.

What is this clause meant to cover, and would you be willing to remove it?
Ask about thisClause 6 – Entry
The Landlord or the Landlord's agent may enter the premises at any time, without notice, to inspect the property.
What it means
The landlord, or someone acting for them, could come in to look around whenever they like, without telling you first.
Worth a lookClause 5 – Cleaning
At the end of the tenancy the Tenant must pay for professional carpet cleaning and any other cleaning the Landlord considers necessary.
What it means
When you move out, you’d pay for professional carpet cleaning, plus any other cleaning the landlord decides is needed.
Why it’s worth asking about
Tenants are usually expected to leave a place reasonably clean, allowing for normal wear. This lets the landlord decide what’s needed and send you the bill.
A question to ask
Will the carpets only need professional cleaning if they’re dirtier than when I moved in, and can I do the rest of the cleaning myself?
Worth a lookClause 9 – Guests
No person other than the Tenant may stay at the premises for more than two nights in any month.
What it means
A partner, friend or family member couldn’t stay over for more than two nights in a month.
